The Work We Take On

Most of the houses we work on in Lutz went up between 1975 and 2011, with the bulk of that stock dating to the 1980s and 90s across the area's 21 named neighborhoods.

Hardware varies by build year

That matters because a door and opener installed in 1988 is nothing like one installed in 2005 - different spring sizing, different track widths, different opener mounting. We work on torsion and extension springs, openers, rollers, cables, tracks, and panel sections on both single and double doors.

Our 20-mile service radius

We cover Lutz itself and the surrounding communities within roughly a 20-mile radius: Cheval and Cheval East (4 mi), Tampa Palms (4 mi SE), Pebble Creek and Odessa (7 mi), West Meadows (5 mi E), Carrollwood Village Phase II (6 mi SW), Keystone Park Colony Land Co (8 mi WNW), Thonotosassa (11 mi), Trinity (12 mi), and further out to Seffner, Oldsmar, Zephyrhills, Dover, New Port Richey East, Elfers, San Antonio, Safety Harbor, St.

Humidity and sun damage

Leo, Crystal Springs, Progress Village, Beacon Square, Shady Hills, and Port Richey. The mild temperate climate here means we're not fighting frozen tracks or ice-locked springs like crews up north. But humidity and sun still take a toll on hardware and weatherstripping over the decades, especially on doors original to houses built in the late 1980s and early 1990s.

Our limits

What We Do Not Take On

We don't do new home construction installs where the opening hasn't been framed yet - that's a builder's job with a builder's schedule, and we're not set up for it.

Discontinued panel profiles

We also don't carry every discontinued panel style. A lot of the original doors on houses built before 1990 used panel profiles that manufacturers stopped making years ago; if yours is one of them, we'll tell you straight whether a patch repair makes sense or whether a full replacement is the better money.

Gate and commercial exclusions

We don't do gate operators, fence automation, or commercial roll-up doors on warehouses - our work is residential garage doors and openers. And we don't give phone quotes on spring replacement without seeing the door, because spring sizing depends on door weight and that varies enough between a 1980s build and a 2005 build that guessing over the phone does nobody any favors.

Opener circuit wiring

If your issue turns out to be electrical wiring to the opener circuit rather than the opener itself, that's outside what we touch - that's an electrician's call, not ours.

Contacting Us

We're based at 4614 Pet Ln, Lutz, FL 33559. Call us at (656) 237-5439 to talk through what's going on with your door before we come out - a broken cable and a dead opener board sound similar on the phone but need different parts on the truck.

We serve Lutz and the neighborhoods listed above out to about 20 miles, which covers most of this side of the Tampa Bay area without spreading us thin across a region we can't actually service same-day. If you're well outside that range, it's worth asking before you book, since drive time affects how soon we can get there.

Questions

Common questions

Do you work on older garage doors in Lutz, or only newer ones?

We work on both. A lot of Lutz housing dates to the 1980s and 90s, and those original doors and openers need different parts and spring sizing than anything built in the 2000s. If your door's panel style is discontinued, we'll tell you whether repair or replacement makes more sense.

How far outside Lutz do you go for service calls?

We cover Lutz and nearby areas out to roughly 20 miles, including Cheval, Pebble Creek, Odessa, Tampa Palms, Trinity, Thonotosassa, and communities further out like Zephyrhills and Port Richey. Call ahead if you're near the edge of that range so we can give you a realistic timeframe.

Can you quote a spring replacement over the phone?

Not accurately. Spring sizing depends on the door's weight and height, which varies between an older build and a newer one. We'd rather look at the door in person than guess and have you end up with the wrong spring installed.

Do you install garage doors in new construction?

No. New construction openings are typically handled through the builder's own schedule and trades. We focus on repair and replacement for existing homes, not framing-stage installs.
